A Month of Market Shifts, Buyer Momentum & Holiday Prep in Real Estate

As November comes to a close, we’re taking a moment to reflect on what’s been happening across the Greater Toronto Area real estate market and what it means for you as we head into the final stretch of 2025.

Even though this update is coming toward the end of the month, the timing is actually ideal: November has been full of meaningful market movements, shifting buyer behaviour, and early signs of what 2026 could bring. Here’s what we’ve been seeing.

Market Sentiment: Confidence is Quietly Growing

November brought a more balanced tone to the market across the GTA. While interest rates remain top of mind for many, buyers have been re-entering the market with more confidence, especially first-time purchasers who have been watching from the sidelines. Inventory is high and it’s a great opportunity to get in the market with negotiating power.

Trend Spotlight: Renters Are Making Their Move

One of the strongest themes of the month?

Long-term renters finally taking steps toward ownership.

We’ve been hearing from dozens of clients who feel the pressure of rising rents and want to redirect that money toward building their own equity. Programs like Ourboro, which can contribute up to 75% of a buyer’s down payment, have been game-changers in these conversations.

For many families, November has been the month where “maybe someday” turned into “let’s make a plan.”

Sellers: Strategic Pricing Wins

Homes priced sharply and marketed professionally are still drawing strong interest. We continue to see:

    • Solid traffic at open houses

    • Motivated buyers

    • Faster movement in family-friendly neighbourhoods

As the holiday season approaches, serious buyers remain active—especially those hoping to close and settle before the new year.

Team Update: A Year of Impact

Reflecting on 2025 so far, we’re incredibly proud of the clients we’ve helped make big moves. Whether that meant selling, upsizing, downsizing, or purchasing their very first home.

Your trust in the 3 Sisters Group fuels everything we do.

Our lucky winner from the David Dunlop Observatory ATASA evening was Rebecca. Thank you to everyone that participated in the draw.

Looking Ahead: December & Into 2026

December is historically a quieter month on the surface—but behind the scenes, it’s where many successful 2026 moves actually begin.

If buying, selling, or investing is on your radar for the new year, this is the perfect month to:

    • Review your homeownership goals

    • Explore financing options

    • Plan upgrades or pre-listing improvements

    • Prepare for a strategic spring sale

We’re here to guide you through every step.

Thinking About Making a Move?

Whether you’re a renter ready to break into ownership, a seller considering a pre-spring plan, or just curious about your home’s current value, let’s connect.

Your goals today shape your opportunities tomorrow.

Warmly,

The 3 Sisters Group

📊 Market Insights

As the season changes and Richmond Hill’s landscape transforms into a vibrant display of fall colours, we’re reminded how our town continues to grow and evolve — and so does our real estate market.

Here’s what’s happening in October:

    •    Freehold Homes:

    •    844 active listings

    •    140 homes sold in September

    •    Result: Just over 6 months of inventory, keeping us in a buyer’s market.

    •    Condominiums:

    •    333 active listings

    •    44 units sold in September

    •    Result: Approximately 7.6 months of inventory, with condo prices continuing to adjust as supply outweighs demand.

Richmond Hill is now a bustling extension of the GTA, with new projects and condominiums reshaping what was once a small town into a vibrant, modern community.
