The Home Selling Timeline

What to Expect from Preparation to Closing

Selling your home is a process with multiple stages. Understanding what happens and when, helps you stay confident, prepared, and in control.  Below is a clear timeline outlining each phase of the sale and what to expect along the way.

Preparation & Staging

This phase focuses on positioning your home to appeal to the widest pool of buyers and maximize value.

During this stage, we guide you through decluttering, depersonalizing, minor repairs, and staging recommendations. The goal is to showcase your home’s space, light, and functionality so buyers can envision themselves living there. This step directly impacts how well your home photographs and how strong buyer interest will be once we launch

Photography & Marketing Preparation

Once your home is market-ready, we prepare all marketing materials.

This includes professional photography, floor plans (where applicable), feature sheets, and online listing content. We also finalize pricing strategy and marketing timelines.  Nothing goes live until everything is ready. First impressions are critical, and we want your home to launch strong.

Launching the Listing

Launch day is when your home officially hits the market.

Your listing goes live on MLS and syndicated platforms, and marketing efforts begin immediately. Early activity is closely monitored, as the first 7–10 days often generate the highest level of buyer interest. We review showing feedback and market response daily to ensure we are positioned correctly.

Showings & Buyer Feedback

This stage involves buyer tours, open houses (if applicable), and ongoing feedback.

We track the number of showings, buyer reactions, and questions.  This information helps us understand how buyers perceive the home and whether any adjustments are needed.  Strong showing activity with no offers often points to pricing or presentation adjustments, which we discuss with you strategically.

Offer Strategies

How offers are handled depends heavily on market conditions.

Holding Back Offers

In a strong seller’s market, holding back offers means setting a future offer date to encourage competition and potentially multiple bids.  In a buyer’s market, however, holding back offers can sometimes discourage serious buyers or delay momentum.  In these conditions, we often recommend reviewing offer as they come in, while still negotiating strategically to protect your price and terms.

Our role is to guide you on when holding offers helps, and when it can work against you based on real-time market data and buyer behaviour.

Negotiation & Acceptance

Once an offer is received, we review price, conditions, deposit, closing date, and overall strength.

Negotiation may involve counteroffers, conditions adjustments, or timing considerations.  Our focus is not just on price, but on securing the strongest overall offer with the least risk. Once terms are agreed upon, the offer is accepted and the conditional period begins (if applicable).

Conditional Period

If the offer includes conditions (financing, inspection, etc.), this period allows the buyer to complete their due diligence.

We stay in close communication with all parties during this time to ensure timelines are met and issues are addressed quickly. Once conditions are satisfied and waived, the sale becomes firm.

The Closing Process

After the sale is firm, the focus shifts to closing preparation.

This includes working with your lawyer, arranging utility transfers, completing your “After the Sale Checklist” you can find on our Seller’s Hub, and preparing for possession day.

On closing day, ownership officially transfers, and proceeds are released according to your lawyer’s instructions.

Final Thought

A successful sale isn’t just about listing your home, it’s about timing, preparation, strategy, and guidance at every stage.  Our role is to manage the process, anticipate challenges, and ensure you feel informed and supported from start to finish.
